Avenew & Kora Unveil O1NE District — A $1.6 Billion Mixed-Use Destination in Motor City

The joint venture between Avenew Development and Kora Properties launches its first major project — six commercial towers, an integrated retail destination, and healthcare facilities adjacent to Dubai Autodrome.

The Deal

Avenew Development and Kora Properties have officially launched O1NE District, a mixed-use business, retail, and lifestyle hub in Dubai’s Motor City. The project carries a development value of AED 6 billion (approximately $1.6 billion) and represents the first major milestone of the strategic joint venture the two firms announced earlier this year.

DAWN, the district’s inaugural Grade A office tower, is now open for sales, marking the beginning of a phased masterplan that will eventually include five additional commercial towers, a shopping mall, and a healthcare facility.

The joint venture pairs Avenew Development — a Dubai-born developer founded in 2024 by Rasha Hassan, with a portfolio that includes The St. Regis Residences and Waldorf Astoria Residences on Dubai Islands — with Kora Properties, backed by APPCORP Holding, the parent company of Apparel Group. Apparel Group operates over 2,500 stores and 85+ international brands across 14 countries, bringing deep retail and operational expertise to the partnership.
